Can my student and roommates live in a parent-owned BU condo?

Start with lawful occupancy, the association’s rules and the proposed loan structure. Do not assume that every bedroom can be leased or that projected roommate payments qualify as mortgage income. Discuss the exact property and occupants with the real estate and lending professionals.

Is a BU-area property automatically a second home?

No. A university location does not establish second-home eligibility. The borrower’s actual use, rental arrangements and the lender’s rules determine the occupancy classification.

How much should I put down?

Compare cash to close, monthly cost and reserves using more than one down-payment assumption. The minimum depends on the program, occupancy, property and borrower. A calculator does not determine eligibility.
